In other words, we as analysts are so stupid that we have to be hit upside the head with building lumber before we take our targets down to match what the market has been trying to tell us for three months. You know we had to get that underwriting signed and sealed before we could let you know how much this market stinks.

Poet - re: the downgrades, given that most if not all of those are considerably below the lower targets, I'm not sure what this really means. Guess we'll see...
