No, but they're counting on another wave of home refinancings as per 1998. It's amazing when looking at the homebuilding stocks how much their EPS has been ratcheting up as long term interest rates have fallen during the tech wreck. They're obviously able to keep increasing the price of the homes they sell. Toll Bros is up to an average of $ 473,000 per home. Around here, $ 500,000 appears to be entry level for new homes. It's amazing that they've started to deflate the tech bubble but continued to inflate real estate market at the same time. I see retail sales are starting to recover. I think Thanksgiving was too early this year and people are just waiting for the last three weeks to do their shopping.

It will prop the economy temporarily by improving ST Consumer spending. The market will rally until it is aparent that this strategy is doomed, unlike in the past.
