It's amazing how much bang you get for your buck if you buy a distressed piece of property and rehab it. It's great therapy; beats this board all to hell for working out your frustrations. I've done it three times in my life, and in each instance more than doubled my investment through sweat equity. My present house was built in 1897. Never-painted heart pine throughout; three fireplaces; solid plaster walls; no cheap quarter-inch sheetrock, thank you.

If there's one thing I'm very good at, it's restoring plaster walls and wallpapering. Every room, hallway in the house was painstakingly restored, then wallpapered by yours truly. These old Victorians were never meant to be painted ... only wallpapered.
