You are right Iso. XTO owns (I believe ALL) of the land HGT is based on. I remember reading about creation of the trust. They wanted to sell the properties but didn't feel they were getting reasonable offers. At that time they were hedgers just like everyone else. They only cut way back on hedging around February of this year. I actually contacted Bob Simpson (and other CEO's) and suggested that not hedging was the way to go for the forseeable future.

If HGT has played out their hedges then it's time to reinvestigate. Note that XTO has more shares of HGT. They are waiting for the right time to issue/sell them.
