You asked about the status of real estate in the "bubble areas". As of most recent numbers, the residential real estate market in the Bay Area was still rising.

The market is seasonally moribund right now (between Thanksgiving and Christmas), so it's hard to say if anything has changed. My guess is that in another 2-3 months clear signs of problems will appear.

Also, I saw a statistic that retail space in the US has increased by 35% in the past 3-4 years... UFB. I'm pretty sure the country in general, and the Bay Area in specific, are heading for an impressive bust in commercial real estate next year.
