SB is a resort town with very very tight building permit restrictions. It's supply and demand. Wealthy folks from LA and the bay area buy second homes there and bid up prices that coupled with no new building makes for an expensive market. Heck, it ain't no better in the bay area. Here a tract home in San Jose goes for $500K and in Palo Alto or Los Altos the realtor won't even bother talking to you unless you are ready to spend $1M+. The housing market here is still healthy... Yes, homes don't get mutiple bids in a week so they're on the market a little longer but prices are still creeping up... not down.
