i ask lots of people but use most of them for a contrary indicator and a few for and indicator. i like your response. my feeling is with yours that it will all take some time and rally thru spring starting in feb which will hold out hope on the entire thing and spur buying in the buying months of warmth/spring into summer. As long as rates don't take off and go up and IF they go down near term it will prop it. but in any case late summer was my latest. Early fall gotta be done.
