We locked in our re-fi the day he lowered, and rates have moved up 1/4 to 3/8 subsequently. I must say it was a pleasant surprise as I thought we'd goofed when I heard the news. Note to all concerning our re-fi...sorry to be a party pooper but we didn't take out any of our equity. We'll even pay the costs out of pocket. Regards, Barb
