What you say is true. A 10% decline in real estate prices puts many people underwater. When you have houses selling at $1000 per square foot, watch out below if a decline begins.

Exactly right. That is a reflection of how massively real estate, both residential and commercial, is now leveraged throughout the economy, not just in terms of personal indebtedness.
