Actually, I've found quite a few, but I'm waiting for mortgage rates
to ease and the real estate market to slow before I move in for
the good sweet kill.

It's alright to be confident in one's own viewpoint, but not to the
extent that alternative scenarios are dismissed outright and
others made fun of. Perhaps you can see now why I had to
rid myself of the dangers of "group-think".

Stopped into buying GLE yesterday ($16.87) and today ($15.20 thru $16.20), overall average price $16.04. So far, so good.
