John It has been a great run! I'm very thankful for the last ten years. I'm just trying to figure out what to do with all the cash burning in my pocket. Uncle Sam sure made a lot of $$$ off me the last couple of years so I guess I'm doing my part for the surplus. Looking forward there are a lot of opportunities out there but I'm waiting for the dust to settle. Been buying a little the last month and a half but have kept the vast majority of the powder dry. Looking more like the Fed will do another 50 basis cut shortly. I wonder how low it will go. Eric
