Rents are down 20% IMHO, and sale prices are starting to get slashed. Considering rents and prices were up 40-50% in 12 months its only a dip. I agree with you in the fact that there is much less Leverage and speculation in commercial RE, however the same cant be said for Residential. Comercial will suffer some, but I think people will move to RE investement after they got raped by Wall street pimps. I know I am waiting for recession to buy some property.
