The hug is done. She closed on her house last night, which is a double hug. Nice young couple who the bank wouldn't finance except with some outrageous demands. All they've done is stay completely out of debt by not buying anything on credit, while socking away a great savings fund to buy a house. Go figure. So we're carrying the loan, with them only using a portion of their savings for the downpayment. They took the house as-is (a very solid house but needing fixing-up to make it complete and to their liking), and will use the rest to do the work on it. then they will have time and a house under their belt and can refinance when it appraises higher for being finished and slicker. In the meantime, the monthly payment is an addition to DS's disability, which works out nicely for her. And the gardens are already strarting to bloom out for them, if they can beat back the overgrowth.
