the first cracks are appearing...i suggest you look at the real estate debate on longwaves:
csf.colorado.edu

specifically look at postings by Bob Bronson...he does great research, and i believe he's right on.

note that US consumers are extracting more and more equity from their homes for consumption purposes, in spite of the momentous bubble in real estate. this will end badly...but since the RE market is slower than the stock market, it will take longer for the expected downturn to become apparent.

i regularly read all commentary i can find on the San Francisco RE market, as that is RE bubble central. my impression is that while people are by and large unconcerned, the first signs of weakness can be detected...it takes longer for homes that are on the block to sell, and overbids have disappeared. commercial properties are emptying slowly but surely, not least because of the dotcom bust.
