I saw some of that when I hunted the river bottoms. 150 acres that had been logged several times and not replanted turned into softwoods that brought $4,000 to be logged for pallet wood every 5 years. Lots of undergrowth and crawling with animals. Next to it was 25 acres that had never been logged. All walnut trees that were very tall and nothing underneath. The owner wanted to build a pond and sold 3 acres of logging rights for $25,000. Because the trees had nothing below the canopy they were perfect for veneer logs.
