does this mean some of us will be going into real estate at some point?

RAL will specialize in commercials, particularly 10 story and up but starting with luxery condo's and working our way over to floor sized spaces once occupied by brokerage firms among others. We fully intend to leverage the low ledge cost in such an environment against a growing stream of jump revenues which in time will actually be replaced by re-occupancy of properties we own..... hence once the jumping is over we will be a large scale REIT with initially no debt balance, though we will repeat history and leverage our assets at that time as far as we can. We have a plan, and we learned it from what may be called someday those manic years. Free perkadents and thorzine for all, is our current motto.

btw: we fully have our sights set on special shrine places, such as the actual office spaces of Joey Do-Nots, Ralph Ican'tmakempoorer, the studios of Louis Destructor, Abby's nest w/ perfumed bouquet, Galvin's lair, Blodget's hobbit hole, etc etc. Tours of these sights will command high premiums and of course we will provide double decker open roofed touring buses.

J

<can't sell the house for enough to cover the mortgage outstanding, >

Yep, lots of folks "upside down" already... especially if they have one of those tasty 'seconds'.
