NW - the far end of Galveston Island (the end away from downtown and the bridge, ferry and other signs of life) is a state park. The land next to the park had been undeveloped and owned by one of the old Galveston families. They recently decided to sell some of the beachfront property in that area, and I bought a pretty decent chunk - about 1200 feet of beach 300 feet deep. I really don't much care if the value of the land goes up as I will probably just build a vacation home there with the extra land to ensure no pesky development around me. But it will probably also be a good investment if times ever get really tight.
