NYCB, I agree that a major part of the increase in yield will be brought about by decreasing stock prices.

Btw, does anybody know how far the S&P 500 has to decrease from its CURRENT levels, in order that the dividend yield goes to 3.5%? (assuming that dividends stay the same).
