Is, depending where you are. Right now my wife is running historical statistics on a few different cities based on index prices for the last 10 years and a few select homes in the communities we are looking at. I could be out and out wrong, which would make her happy and she would pressure me to buy sooner. I don't think I'm wrong.

I would consider my area to be overpriced if average housing prices or costs of a specific home have increased more than 15% over the last 2 years. I would then counter that we should wait.

Too bad I can't start paying off a mortgage without owning a house.
