What a difference a year -- no, make that a few weeks -- is having on the nerves of some home sellers. Forget demanding sealed bids or insisting on all cash. Some of the nation's more-nervous upscale sellers are throwing in some mind-boggling incentives just to get people through their front doors. They range from a Mercedes-Benz convertible (to go with a $1.2 million beach house in Sag Harbor, N.Y.) to a million-dollar art and furniture collection. Then there is Manhattan's most prized offering: a 212 area code one owner is using to market his $330,000 penthouse.
