Do not know where it is most expensive to live, understand Tokyo is not inexpensive, and that the City is not cheap.

Apartment in Hong Kong go for US$ 450 to US$ 1,500 per gross square foot, and rental yield at 5-7%, depending on location, total square footage, view, facilities.

Generally, large total space, less $ per sqft; better view, ... you know the drill.
