3-4% is reasonable. 30-40% is not. I wish I could short selected neighborhoods.

I live in the Bay Area. Prices seem to be stabilizing. They went up about 25% last year. This is the first time in about three years I have seen a For Sale sign. In the past, the house was often sold before a For Sale sign got posted, but a few were listed for a day just to get competitive bids. Houses are still selling pretty fast. I suspect the average time on the market where I live is about 10 days. Half still go in 5 days or less.
