Victor; There is always somebody on the other side of the deal -- your are always borrowing from a "saver". That is the point and I think you get it. Whether it is an S&L does not matter -- there is always a saver on the other side of the intermediary. You are not the saver, you are the borrower, and what you have as net wealth is held as home owners equity -- it is not and should not be counted as savings.
