Actually I believe this mess started when the Capital gains tax cuts made investing in stocks the best tax-effient startegy. Why would someone want a bond or dividend? Ithink the second home deduction was the law that broke the RE market in the late 80's. Even As a bear its very tough to buy bonds outside of MUNI's and pay 50%(NY state and local) tax on the income. When I could buy a Fund that if it gets 8%-12%(normal historic gains) you are way ahead of the game.
