Santa Clara County (SCC) REAL ESTATE MARKET UPDATE 4/5/2001

It is clear that the SCC Real Estate Market has slowed significantly compared to the last two years, during which SCC experienced 45% appreciation. Signs of a change have been noticeable since 11/28/00 as seen by increasing inventory relative to the previous year. On 11/28/00 inventory was 961 vs. 886 or 108.5% of the previous year. Now on 4/5/01 inventory is 3424 vs. 1031 or 332% of the previous year. Two years ago, on 4/5/99, there were 1492 homes on the market. The inventory has not been this large since I start collecting the data in September 1998. MLS data indicates that current inventory levels are the highest since 1995.
