I am butting in a bit because i have not been following your conversation closely enough. I will however state I think if you are looking at DDR is a very risky proposition at present.

Southern California it is thought will continue on the real estate rocket. I think it can't. It appears to me that a slow down is taking place on a world wide scope cost reduction being, lay offs around the globe and the greatest reduction will be where most saving are made. ( labor rate)

There has to be a max pain point for property. It cannot continue to rise without wages increasing to meet the price.
