I was at the bank today. They are making it a point to tell all the clients - the rates have come down. Do you want to refi (nary a mention that the 15, 30 yr mortgage rates have gone up!) May be you need cash for home improvement? yada yada.

myth, i was going to say that csco doesn't pay taxes b/c their options deduction was so large. but, they may not have that benefit again ;-)
