People that would never trash their own home feel perfectly justified doing it to someone else's. I've have very few positive experiences with tenants. Like Dave Barry sez, "Tenants frequently think that paying the rent is optional."
Which only adds insult to injury. I finally sold a house I lost money on for years and the real kicker is that the way it worked out on the tax return, because of depreciation, and such, I also owed cap gains on it. I hate real estate.
