Michael...I was out on the golf course (first round of the year...<kaka round...just awful...but whatthehey!)...so I didn't see the 40k sitting on the ask at .60....but that's only $24,000, a number that makes many of us think about 1/10 of our ampex investment. Oh shit....

Modoc County?....Mike, when one drives up 395 by the Jess Valley....it's like driving 40 years into the past. I have a marvelous sporting friend who...when he was a senior VP w/Wells Fargo...had all of those good farming/ranching folks as clients up there....and every year for about 5 years we'd go trout fishing on East Creek and Mill Creek on the Flourenoy ranch where one marvelous man, a throwback to the 1850's but w/a graduate degree from Berkeley still runs cows, raises horses and has a party line.

The deer and the antelope really do still play up there....

My buddy and I would fish for two days and catch 500 trout between us....all being put back of course except for the daily limits which we gave to the ranchers. On our last trip up there my pal caught a 5 pound brown out of Mill creek. (we always had a silent competition as to who would have the biggest trout)...and when he cleaned it he discovered a mouse in its stomach. Big browns go after things like that....

If you go to Alturus, dont miss the Brass Rail basque restaurant....The wine which comes in typical big caraffes is awful until the third glass. The steaks are humungous and absolutely to die for!
