I ditched the guy after some really outrageous recos on margin in '98. Upon finally realizing his churning motivation. I'm really glad in retrospect that I entered the market with him, though ... for that reason. Took awhile to realize he had his own income in mind ... period.

#2. I'm going to realize my 'financial independence' goal with a combination of all you mention. Work two more years. Real estate profits safely tucked away in MM and CDs. IRAs in bonds and some stocks and MFs (not right now, though). No real estate buys -- will rent -- for at least one year. I may never own real estate again, actually. Ties you down.

I suppose you've seen that 'the boys' who like to play here have moved the sandbox to a moderated site -- where only women who somehow appear to 'love men' will be 'permitted to participate,' evidently ...

I guess if you can't stand the heat, you need to get out of the kitchen.
