here in NE we have to deal with the Canadian subsidies, my understanding is that they are trucking a far amount of the lumber over the border...

I agree. While my main focus is the techs, I do try to keep an eye on the real estate scene. At this end, I am picking up anecdotal info that suggests a cooling out, especially at the upper end of the spectrum.
