the west coast has experienced a housing and commercial real estate bubble the last few years due to the expanding economy..now that stagflation is starting to rear it's ugly head it's expected to deflate the real estate bubble in those market areas ie:seattle, portland, sf, san jose, la. where tech and manufacturing jobs are on the decline.

on the other hand here in south texas real estate is still appreciating in value partly due to growth in the oil industry...real estate was dirt cheap here in the early '90's durring the last oil bust but have gone up 10-20% per year this last decade...i don't know whats happening in the austin area however..i would expect real estate to be on the decline there but have no facts to support that assumption.
my feel is if the economy continues to contract with rising inflation (stagflation) real estate values will decline.....however if the economy continues to grow with nominal inflation i see real estate values holding or continuing upwards as inflation tends to draw money into "hard" assets.

my gut tells me it will be the former.
