Your statement was that "long term rates are rising" and have been since January which is clearly not the case. Look at the prevailing trend which is down from a high of approx. 8.5% last year. I think you make some good points and no doubt the economy is in the ditch and trying to claw its way out. However, it's exactly that kind of bearish sentiment that keeps potential buyers on the sidelines and a tremendous pool of "investable" funds available.
