Morning L: If you've read some of my stuff in recent months, then you'll know that although I'm a bull, I am cautious about the next 12 months. We just came off a bad Q1, no reason to believe Q2 will be any different. Hard landing will result. Not hit yet in my view. Q3/4, should have better news by then, but optimistically, may be Q4 before the market turns. Until then, up/down, range bound, trade the volatility. I'm waiting to see when the stats show realty is finally getting hit, then I'll believe the big ship has finally started to turn. Stay flexible. Hang tough. Have a great day. RR
