I'm not down on Japan, they are quite capable. But why do you count China out? China has some advantages over Japan.

I certainly hope that you are right and that Japan will recover from its crisis. But they lack receptivity to immigration to a degree that will hurt the country. Improvements in the education system take lots of time. The Wall Street Journal reports from Japanese government sources that about 30% of the delinquent loans are because of gangsters who simply refuse to relinquish the properties and have murdered people such as a senior bank official to make their point. I could go on; the list of big big troubles scares me. The U.S. dollar may be garbage but one can buy much more with that garbage in the U.S. than with the market equivalent in yen in Japan. And I don't mean a cup of coffee in a swanky place where the rent has to be sky high.

Mike

Great post for a Yank <GG>

I agree with you, looking back to your comment RE: the Japanese [ show a tad bit of respect! <g>] their demographics are ten years ahead of the Americans.
However, having personally spent a great amount of time over there recently I believe there is an amazing opportunity for Westerns to help them in international markets, and real estate a possible great return [was it Morgan or Merrill that reported two weeks ago they will invest heavily in Commercial Real Estate in Tokyo over the next five years??]
Love the US, however, find the general mentality so unaware of international markets let alone State to State very sad!!!
