Joe - We're already seeing small businesses close here in San Diego due to high energy costs -- restaurants, dry cleaning firms, etc. This is bound to snowball if costs don't moderate over the summer. Also, we've been lucky so far in that our spring has been pretty cool and people haven't had to run air conditioners much. When the heat kicks in and people see bills sky-rocket, it's going to get worse. That's when there could be a big exodus that hits the real estate market. For now, though, demand is still pretty high. We'll see what happens 3-4 mos. from now. It could get very ugly.

Joe, California will not secede nor will their be civil war. Rhetoric to scare citizens into believing they can only be saved by their government has been a tactic favored by dictators and socialists.
