Same idea has worked well for us.

Nice area outside the Columbus beltway with excellent schools. Home in estab neighborhood with good location.

When we came here, 7 yrs ago, didn't realize our H.S. has the rare combination of very good academics AND excellent Div One sports programs. As a result, it's drawing enough of in infux to push up real estate values more than other outlying semi-rural blurbs.

Older son's track team completed their season ranked #7 in the state, after winning 1st regional track title in the schools history. Soccer, Football, Wrestling, Cross Country, and girls Basketball also consistently strong programs.

Standardized test scores at most grade levels are excellent and rising vs other metro area school districts. It's now gotten to the point where some of the Ivy League Universities are sending reps here to set up booths in our field house and recruit during "college day". One of my son's teammates got a full ride at Harvard, another at Ohio State (and there're many examples).

I've a hunch you'll also be happy with your LT real estate investment.
