I agree with you...on both the locations and the buildings owned by Spieker.

we are heading for close to a 1980s Texas style real estate bust, wtih "see-thru" buildings, crahsing lease rates, etc. The overbuilding is not that bad, but the demand side for office space won't be back for years.

Unfortunately, you may be right...but as you mentioned, "A" buildings and locations will survive.

I think I can buy EOP much cheaper in fall of 2002, maybe even fall of 2003.

Depending on how the overall market recovers, or doesn't recover, then again this could be true. I'm one of the few people who still has some hope that we will see a recovery in our markets. (Granted, the "hope" I have for a recovery is quickly fading.)
