I'd like to see the 30 year home rates down in the 6.5 - 6.75 area. I think that would take a move in the Fed Funds to 3%. My gut tells me its coming BWTFDIK. I wear CFMP's <g>

The 30 year hasn't come down enough to be meaningful to us. And we are watching it. We have 6.75% on a 30year jumbo fixed and nobody seems to be offering anything better. Maybe with a variable we could do better. We aren't really looking for a re-fi, but possibly looking to get a bigger house.
