Yes, and if we would allow people to build smaller homes that single people empty nesters may need(on smaller lots), it will reduce overall pressure on the greater housing market! Less regulations will bring about lower prices.
We must, right now, begin to slaughter these sacred cows.

Here are some places that would be great for a single person or an "empty nest" couple & perhaps even provide a bit of income form renting the 1 garage space. these, though, are not legal in a great bulk of areas of America because of simple lack of sq footage number of bed rooms, or the other sacred cows of the house building, rental, & mortgage industry!

There are even smaller homes far more near 350 sq feet that would help even more get started with even less, but those must be better viewed as only a pipe dream at this point.

See Skeena II (Our cabin plans) 432 sq feet! A place someone could live for $10700-16800 + a postage stamp size bit of property and finish carpentry. Imagine a $40k new home in Metro Denver where the least expensive other new home is $120k.
