Have you noticed that conventional mortgage rates have been flat to increasing all year. January FF rate was 5.98% and conventional mortgages were at 7.03%, whereas June FF was 3.97% and conventional mortgages were at 7.16%. Nice spread. federalreserve.gov vs. federalreserve.gov
