Hedonic adjustments, just like the fuzzy number boys at the BLS, no? <g> Seriously, they might be counting financing profit along with the sales price it they are running it through an internal financing source.

Have you noticed that conventional mortgage rates have been flat to increasing all year. January FF rate was 5.98% and conventional mortgages were at 7.03%, whereas June FF was 3.97% and conventional mortgages were at 7.16%. Nice spread.
