I think we're going to see even lower
I tend to agree but I took only one year as a hedge. If they go too high instead I can at this point easily hold what remains of my mortgage in my retirement account. Actually if rates were high I would do it now and refinance to extend my amort period (otherwise the admin fees make it less attractive in the shorter term).
