Tito,
I dont think there have been mortgages in the 5's since the 1960's. My mortgage is three years old and is 6.5% What is the rule of thumb on refinancing? My daughter just bought a home in June and it was 7%. Even if cash is not pulled out, lower payments equal more purchasing power.
Also with lower long term rates, stock market returns looks much better compared to bonds. I have heard a lot of folks say this needs to occur to sustain the next upturn in the economy which might initially be anemic. mike
