IF you don't have to remodel - just buy the right house in the right neighborhood, and sit on it - this game can be much more fun. If you are in real estate , and own say 5 houses in 4 different neighborhoods, you could rent them for five or six years, and then move into the one which had appreciated the most for 2 years... ;-) A nice way to convert long term cap gains to tax free.
