I question the validity of Joan's nos. as well, the nos.

Boomer's think of their stocks and homes as though they were "savings" set aside for retirement.But in order for them to realize the wealth, they have to sell to whom?and for how much?
The next generation is smaller.It does not need the Boomer's big Mac Mansions.And it is not likely to want boomers stocks at 23x earnings.
As soon as boomers try to sell either asset, prices will fall.
Housing markets are quirky and more local, but the logic is still the same, the boomer's that sell first, sell best.

Remember, boomers already smell the smoke, they've liquidated there stock portfolio's and real estate is soon to follow.
