been there done that. i had to learn the hard way that it is better to be empty on the front end while looking for good tenants than on the back end after rushing in bad tenants.

i'm very happy with the return on my condo rental, though. shoot, $5k down + heartache turned into $50k in 9 years. actually, it wasn't quite that good since i paid the thing off 2/2000. my return now is about 5% + appreciation - which i don't expect to be much from here on out.

i could easily get 6-7%, but i have good tenants that don't resemble turnips with blood inside - at least in my eyes.
