These calculators appear to use the long term inflation rate (3 percent) and a 1 percent annual repair expense to
equate to a 4 percent annual price increase.

I was not aware of that assumption. Thanks for pointing it out.

It appears that one could apply this methodology manually in a spreadsheet to compute the result for any hypothesized appreciation or depreciation rate on the asset.
