Hmmm, at the current levels of expenditure, I may beat you by 7-10 years, easy!<G>

Yeah, the day-to-day maintainence expenses are not trivial (especially considering the opportunity costs if you do the work yourself...how much is 2 hours on a Sunday afternoon worth, anyway?<G>)

I guess I'm going to have to go back a take the 4th grade over. I've been disillusioned into thinking I've been making money by flopping fixers the past 20 years.
