I'll bet much of that refinancing is motivated by consumer credit card debt. . . more than getting great rates. I bought about 4 or 5 years ago and wouldn't save but about a half point by refinancing. . . not worth it.

The big problem facing Americans right now stems from credit debt. . . as too many families spend more than they make each month. A market collapse [well beyond where we are now] could start a nasty chain of events, IMO.
