Gee, flapquak, I don't live in "moose and maple syrup country", as you put it, but I have closed on several houses and have never had a lawyer involved at all.

If the legislature in your state is still stuck in the 19th century, maybe you should spend your time geting them into the 21st instead generating BS posts on SI.

I don't do "house closings" either. Commercial real estate is the game. Don't charge $400.00 per hour either. Even the "bigs" in Boston don't get that rate. Your ignorance is laughable....
